Restoring Commercial Fire Damage Incident in Chicago Condo that Gutted a Roof
A gaping hole was left in the roof of a Chicago Condo after a fire burnt the support structures but left the rest of the structure intact. It was more than a lucky break since the response from the occupants and firefighters helped prevent a catastrophic outcome. When SERVPRO arrived at the site, we continued with what they had already started by cleaning up and restoring the Condo to its preloss state.
Commercial fire damage incidents affecting Chicago Condos present unique challenges, especially if the property remains occupied during the restoration process. The movements of people around the common areas of the property can spread soot and other soils. Air movements can also spread aerosols and other fine residues to the occupied areas where they can affect the residents, especially causing respiratory issues. Our SERVPRO technicians took different steps to address these problems. We boarded up the affected areas and installed a roof tarp to seal the hole in the roof. We also set up engineering controls like 6-mil plastic sheets on openings such as doorways to halt the spread of residues.
After establishing control, we started the fire damage cleanup process by first removing unsalvageable contents and building materials in the affected areas. Our SERVPRO technicians had to mix different approaches, including controlled demolition to access building materials such as drywall, insulation, and power cables. Some of the materials sustained salvageable damages such as charring or heavy residue deposits. In these areas, our technicians used abrasion techniques to remove the charring and residue deposits, restoring the materials instead of removing them.
The fire fighting and cleaning processes had left considerable amounts of moisture in the building, so our crews had to carry out thorough drying to restore normal levels. The expansive space in a Condo can complicate drying processes. Our team was up for the challenge since we had a trailered desiccant dehumidifier to manage the drying process. Accessories such as lay-flats helped move the air around the property.
